Each tool answers one question. Find yours below, check what you need to enter, then open it. All calculations run in your browser, are free to use and need no signup or purchase.
Owner records versus seller inquiries
Should I prospect owner records or buy seller inquiries?
- You will need
- Number of owner records
- Record, enrichment and outreach cost per record
- Fixed operating cost
- Your rates: records to qualified conversations, conversations to closes
- Result and unit
- Record program cost, cost per qualified conversation and cost per modelled close, to set beside a seller-inquiry result from the cost-per-contract tool
- Zero outcomes
- With a zero rate there are no expected closes, so the tool shows program cost and no finite cost per close.
- Limit
- An owner record is not a seller inquiry: the owner has not asked to be contacted, and calling and texting rules apply.
Membership and wallet cash flow
How does an optional plan credited to a wallet change the cash I pay?
- You will need
- Opening wallet balance
- Plan fee paid and credited to the wallet (0 for no plan)
- Lead charges and other wallet charges this period
- Approved credits and any fees paid outside the wallet
- Result and unit
- New cash paid, top-up needed and ending wallet balance for the period
- Zero outcomes
- With no leads bought, the plan fee is cash paid and sits in the wallet; it is never a negative lead cost.
- Limit
- A plan fee credited to the wallet is counted once, not added on top of the leads it pays for.
Channel cost per deal
Which acquisition channel costs me least per closed deal, counting my time?
- You will need
- Up to four channels you name (purchased leads, mail, paid search, calling or others)
- Units bought, cost per unit and fixed cost per channel
- Hours spent and the value of an hour
- Your rates: unit to conversation, conversation to deal
- Result and unit
- Total cost, cost per conversation, cost per deal and hours per deal for each channel, side by side
- Zero outcomes
- A channel with zero modelled deals shows its total cost and no finite cost per deal.
- Limit
- Every rate is your assumption. The tool ships no benchmark response rates and does not favour any channel.
Units and outcome definitions used in every tool
- Money is US dollars for the batch or period you enter, not per month unless a field says so.
- Rates are percentages of the previous step: contact rate is a share of leads, qualification a share of contacted leads, and so on. A single lead-to-outcome rate replaces the funnel; it is never multiplied with it.
- Signed contract means a purchase agreement signed with the seller. Closed deal means the transaction actually closed. They are separate denominators and are never mixed.
- Approved credits are credits actually granted for the leads in the batch, not requests still pending.
- Illustrative marks a default chosen to teach the arithmetic. It is not a benchmark, a provider claim or a forecast.
Invalid inputs are flagged next to the field and the other values stay as you typed them. "Copy link with inputs" puts only your numbers and option choices in the URL, nothing personal, and "Print result" prints the inputs and the result.
Read the methodology and test cases. Found a result that looks wrong? Report it with the inputs.
Ready to run a bounded test?
Inspect exclusive leads before you choose.
DrivenSellers is our recommended starting point if you want to read an exclusive seller lead's card, choose it individually and pay a listed grade price, without a required membership.
- Price before purchase: listed by grade, $99 (C) to $349 (A+), shown on the card.
- No plan needed: optional plans credit their fee to your wallet; they do not discount leads.
- One buyer per lead through DrivenSellers; the card shows motivation, timeline, occupancy, repairs and equity before you pay.
Limits: Inventory varies by market. Grades score the seller's stated answers; they do not guarantee a contract or closing and have not been validated against outcomes. You have 5 days to report a lead as not as described; approved requests are wallet credit, and some providers state longer windows.
The recommendation does not alter any calculator. Use the tools above to decide whether a test is affordable at all.
