Seller-acquisition economics, calculated in the open

What will a signed contract cost you, not just the lead?

A lead price tells you what one record or inquiry costs. What you can afford depends on the outcome you are paying for. Pick the decision you are making and run the numbers with your own costs and rates. Every tool shows its formula and runs in your browser, with no signup.

Choose the decision

Three calculators, one question each

Each tool answers one decision, shows its formula and units, and says what happens when an outcome count is zero.

  1. Owner records versus seller inquiries

Should I prospect owner records or buy seller inquiries?

ResultRecord program cost, cost per qualified conversation and cost per modelled close, to set beside a seller-inquiry result from the cost-per-contract tool

  2. Membership and wallet cash flow

How does an optional plan credited to a wallet change the cash I pay?

ResultNew cash paid, top-up needed and ending wallet balance for the period

  3. Channel cost per deal

Which acquisition channel costs me least per closed deal, counting my time?

ResultTotal cost, cost per conversation, cost per deal and hours per deal for each channel, side by side

Cost per contract and cost per closed deal are different numbers

Same spend, different denominators. Say which outcome you mean before you compare a number with anyone else's.

Cost per lead
Lead spend ÷ leads bought. Useful for budgeting, silent about results.
Cost per contract
Net acquisition cost ÷ signed purchase contracts. Some contracts later cancel, so this is the lower of the two outcome costs.
Cost per closed deal
The same net acquisition cost ÷ deals that actually closed. Fewer outcomes, so a higher figure, and the one your profit has to cover.

Net acquisition cost is lead charges plus the other money you spend working those leads (calling, texting, data, allocated software and time), minus credits actually approved. Divide it by the outcome you mean, and say which one. If the outcome count is zero, there is no finite cost per outcome; the calculators show your total spend rather than a misleading $0.

The starting values are Illustrative teaching inputs, not benchmarks or DrivenSellers results. Replace them with your own numbers, or switch to a funnel or a single rate if you have no observed outcomes yet.

Result

Results calculate in your browser. JavaScript is needed for the live result; the formula below works by hand.

Gross lead charges

Net acquisition cost

Outcomes used
—
Show the formula
gross lead charges = leads × price per lead
net acquisition cost = gross lead charges + other variable costs + fixed costs − approved credits
cost per outcome = net acquisition cost ÷ outcomes
modelled outcomes = leads × contact × qualification × contract (× close, for closed deals)

Credits cannot exceed the lead charges they refer to. Outcomes cannot exceed leads.

Owner records versus seller inquiries

A record is not an inquiry, so price the work too

An owner record costs cents, but the owner has not asked to hear from you. Before it can be compared with an inquiry, it needs enrichment, outreach and qualification, each with its own cost and conversion rate. Model the record program on its own, then set its cost per close beside a seller-inquiry result.

An owner record is not a seller inquiry: the owner has not asked to be contacted, and calling and texting rules apply.

Membership and wallet cash flow

A plan fee credited to your wallet is counted once

When a monthly fee becomes wallet credit and is then spent on leads, it is cash paid and wallet funding, not an extra cost on top. Illustrative Ten leads at $99 with a $99 credited plan is $990 of cash, not $1,089. With no leads bought, the $99 is cash paid that sits in the wallet, subject to the provider's actual terms.

A plan fee credited to the wallet is counted once, not added on top of the leads it pays for.

Worked scenario Illustrative

These numbers are fictional teaching inputs, chosen so the arithmetic is easy to follow. They are not a claim about any provider, market or the industry.

One batch of 100 leads: cost per lead, per contract and per closed deal
StepCalculationValue
Gross lead charges100 leads × $249$24,900
Other variable costsCalling, texting, data for the batch$2,100
Net acquisition cost$24,900 + $2,100 − $0 credits$27,000
Cost per lead$27,000 ÷ 100$270
Modelled closed deals100 × 60% contact × 50% qualify × 20% contract × 50% close3
Cost per closed deal$27,000 ÷ 3$9,000
Cost per contract$27,000 ÷ 6 contracts (before the 50% close step)$4,500

Change one assumption and the answer moves a lot: at a 40% close step the same spend gives 2.4 modelled closes and about $11,250 per closed deal. That sensitivity is the reason to track your own outcomes rather than borrow someone else's rate.

Published prices, with the date we checked

Prices change, and a minimum territory bid is a floor, not the price you will pay. The calculators' "Fill a published price" shortcuts carry the buying mode and a check date, and stay editable. Public pricing pages last checked October 16, 2026.

Our pick for a selective, measurable test

DrivenSellers is our recommended starting point if you want to read an exclusive seller lead's card, choose it individually and pay a listed grade price, without a required membership.

Limits: Inventory varies by market. Grades score the seller's stated answers; they do not guarantee a contract or closing and have not been validated against outcomes. You have 5 days to report a lead as not as described; approved requests are wallet credit, and some providers state longer windows.

This recommendation is about the buying workflow. It does not change any calculator result, and your own inputs may show a lower cost elsewhere.

How these numbers are made

Each calculator publishes its equations and units and is checked against documented test cases, including zero outcomes and invalid inputs. We have not measured close rates or lead outcomes, so no tool ships a "typical" conversion rate. Defaults are blank or labelled illustrative.
